Steven Greenberg

Steven’s expertise in retail tenant representation was first established during his 10 years as the founder and operator of the successful retail chain, Olympic Village, an early multi-brand athletic footwear concept later sold to Foot Locker.  During his time as a retailer, he saw firsthand the importance of strategically choosing store locations, but found there were no companies taking an analytical, research-based approach to this process.  This experience eventually led Steven to develop his niche and form The Greenberg Group, a company dedicated solely to the representation of leading retailers in real estate transactions.

Since 1987, Steven has represented some of the most respected brands in retail including Lacoste, Gucci, Drybar, Eddie Bauer, Waterworks and many many more.  In his career spanning over 3 decades, Steven has completed more than 2,000 transactions and worked in every important retail market in the country

Steven is respected as one of the pre-eminent industry experts and is often quoted in The New York TimesThe Wall Street JournalFortuneNewsdayThe New York Post and Women’s Wear Daily.  He also was profiled recently in The New York Times’ column “The 30-Minute Interview”.  For more than 20 years, he has taught a class at ICSC University and also lectures as part of ICSC’s Executive Learning Series on Understanding the Retailer’s Site Selection Criteria.

Louise Greenberg

Louise Greenberg joined her husband in 1997 as the CEO of the Greenberg Group. She has since personally landed many prominent brands as clients including Crocs, Penguin, Lacoste, Faconnable, Puma, Ports 1961, Roche Bobois, Vince, White House/Black Market, Maurice Villency, Stuart Weitzman, and Anne Fontaine, among others.

According to Greenberg, following are 7 key ingredients to her success in landing new clients:

— Live the product – personally visit and shop the retailer’s stores.

— Quickly highlight why they should hire you – in 10 words or less.

— Attend conferences – those that cater to your target audience.

— Avoid email – deals happen in real time, face-to-face.

— Network creatively – know what is on the CEO’s agenda.

— Research the company – understand management style and changes.

— Keen intuition – be in the right place at the right time.

Zack Gross

Zack has been with The Greenberg Group since 2013 and is a Partner and Director of Expansion, leading clients’ store openings across the country. Since he joined the firm, Zack has completed hundreds of transactions covering every major market in the US for clients including Drybar, Sugared + Bronzed, Plump, Salt Life, Hanna Andersson, Crocs, Rent the Runway, Steve Madden and Roche Bobois.

Notably, Zack helped lead the national real estate expansion for Drybar, taking them from approximately 43 stores to over 100. In that role, he created national strategy with Drybar, found prime sites in each market and negotiated below-market deals, oversaw due diligence including sales forecast and cannibalism, and coordinated with design, construction and legal to manage the store opening pipeline.

Zack has led expansions for start-ups including Muse Paintbar and Origin Physical Therapy, creating strategy, marketing to the real estate industry and sourcing architects, attorneys and construction. Zack has also presented due diligence on potential retail acquisitions to The Greenberg Group’s private equity clients including Thomas H Lee, Cove Hill Partners and LCatterton. Zack studied political science as an undergrad at UPenn and earned his JD at NYU Law, practicing in complex commercial litigation and real estate before joining The Greenberg Group.

Keiji Takeda

Keiji Takeda is VP, Head of Research for the Greenberg Group.

He has over 10 years of international and US experience in retail real estate development on the tenant-side as a global Real Estate Manager for Fast Retailing/UNIQLO, and on the landlord-side as a Senior Director of Leasing at GGP.

In his role at the Greenberg Group, he is committed to partnering with its clients to make optimal, data-based decisions on retail real estate.

Dan Cecere

Dan joined The Greenberg Group in 2021 after graduating from Hofstra University with an undergraduate and graduate degree in Finance, he now serves as a Director of Finance and Client Services. Dan is involved with all facets of tenant representation including site selection, growth strategies, market analytics, and market research for our many national clients.
